New homes coming up in Sydney’s five suburbs

Aiming to find a solution to the severe housing crisis in Sydney, the government has approved new housing projects through the Housing Australia Future Fund. This new announcement by the government provides hope to everyday people struggling due to rent increases and a shortage of homes. However, the true benefit of this initiative will depend on when these projects are actually completed.

New Homes Coming to Sydney

Through this project, jointly implemented by the Albanese and Minns governments, 826 new homes will be built across five major Sydney suburbs. The project aims to demolish old houses and construct new homes in their place that can accommodate more people.

The new projects are slated for Caringbah, Belmore, Punchbowl, Hillsdale, and Pagewood. Federal Housing Minister Clare O’Neil announced that around 700 of these homes will fall into the social and affordable category. The old buildings will be demolished by the end of 2026, with new construction commencing by mid-2027.

Government Promises and the Current Reality

The Minns Government is spending $6.6 billion as part of its effort to increase housing availability in Sydney. State Housing Minister Rose Jackson stated that realising these new housing projects will go some way towards providing a solution to the state’s housing crisis.

However, recent audit reports (ANAO) indicate that the government’s projects are lagging significantly behind its nationwide target of building 40,000 homes. Furthermore, rising construction costs and interest rates are creating major challenges for these projects.

What is the Benefit for Expats and Malayalees?

These projects will primarily benefit those who are currently on waitlists for social housing schemes. Nevertheless, the construction of new homes is likely to cause a slight reduction in demand within the private market.

In the future, this may also be reflected slightly in rental rates. Additionally, the 140 private market homes being built in Pagewood will prove beneficial for those looking to purchase a new home.
